We can ensure you are complying with all the current legislation, such as the Housing Acts of 1988 and 2004, and advise you as to the sort of tenancy agreement you should use, and whether it is within or outside of the act.

We can prepare all legal documentation and any relevant notices you may require. We can also help you with our knowledge of the Houses in Multiple Occupation regulations, the Landlord and Tenant Act 1985, which strictly sets out Landlords’ repairing obligations, and the Consumer Protection Act 1987.

What some of our investors say about us:

“When we finally took took the plunge, after much deliberation, and decided to invest in several properties, Karen proved to be a positive and skilled guiding influence. The process was not without its hiccups because of the nature of the first acquisition (a repossession)and, because we were not available at the end of the process, Karen had a lot of work to do on our behalf.

Needless to say, this was undertaken with the minimum of fuss and with a willing attitude. We now have two properties on the go. Both were immediately occupied. Another is currently being organised. There are always likely to be problems, of course, but it has been a huge help to have a “no problem” approach. Many thanks to Karen(and her team)for their continuing help and support”.

I would like to thank you & all your team for the excellent work you did to help me acquire my last rental property. Your advice about which properties to look at was invaluable and saved me a lot of time.

The solicitors and surveyors you recommended were also very quick and professional. The property you recommended that I purchase was, I feel, a very good buy & has rented easily with the help of your company.

Thank you very much, I will definitely call you again when I want to buy my next property to rent.

Two years ago in 2009 I was a new investor and bought a repossession with £20k equity, under the advice from Karen @ Lawson’s Acquisitions. I then went on to buy 2 properties that Lawson’s project managed/converted for me. They also helped me furnish the properties and now let and managed them for me. A hands off investment that I can recommend to aspiring property portfolio owners.

As a passive investor I was looking to enter into a partnership with a reputable company, that combined a proven track record with a comprehensive range of But-To-Let services.

After broken promises elsewhere, I was fortunate to meet Karen, who’s property knowledge, negotiating acumen and contacts have saved me £1000′s in acquisition cost alone & produced a portfolio of properties that had significant equity from day 1, are fully tenanted & deliver excellent returns.

Anyone looking to invest in property should first talk to Karen and Lawsons, especially if like me you are looking to reduce risks and have a fully managed portfolio for maximum returns, but without the hassle normally associated with BTL.

I first got involved with Lawsons when I was facing imminent financial destruction as the global economic downturn had a severe negative effect on my investments. I went on their Landlords Advisory Course and Breakthrough Course which both assisted me to improve my situation.
I liked the thought of owning a HMO but their seemed to be too much red tape and legislation involved not to mention the project managing side of things, But Lawsons informed me of their Professional Houseshare Service where they help you choose a property, solicitor, they take care of the refurb and then manage the property for you. I am now the proud owner of a fully let HMO.
